In a different accident that occurred on Friday, a driver was hurt when his car rolled over in the middle of Al Khail Road near the Business Bay exit while he slept off behind the wheel.

Colonel Jumaa Salem bin Suwaidan, acting director of the General Directorate of Traffic, claimed that a truck’s driver abruptly swerved off the lane and lost control, causing the vehicle to flip over on a bridge over Emirates Road. The incident left two people with light and slight injuries.
The motorcyclist was hurt in a collision between a motorcycle and a small car on Sheikh Mohamed bin Zayed Road close to the Dubai-Al Ain Bridge. The failure of the drivers to maintain a safe distance is what caused the accident.

Another accident on the Sheikh Zayed Road involved a woman who suffered moderate injuries after her car overturned due to an unexpected swerve.

Before Al Faya Bridge, on the Emirates Road, a truck and a pickup truck collided, injuring one of the drivers.

The Dubai Traffic Police officer issued a warning against speeding, unsafe overtaking, abrupt swerving, and distracted driving.

The Pakistani Consulate General in Dubai has planned a number of events to mark the country’s 75th anniversary of independence.

Celebration of 75th anniversary of independence- Pakistan on 14 th August

Pakistan’s Independence Day, which is celebrated on August 14 each year, is a national holiday. It honours the date that the nation gained independence and became a sovereign state after British colonial control ended in 1947.
Three flag-hoisting ceremonies will be held as part of the celebrations in the UAE: one at the Pakistan Embassy in Abu Dhabi, one at the Pakistan Consulate General in Dubai, and one on board the Pakistan Navy ship PNS Zulfiqar, which is currently stationed in Dubai.

The Pakistani consul general in Dubai, Hassan Afzal Khan, stated: “I am happy to extend my sincere greetings to my fellow compatriots in the UAE. The UAE has planned a number of festivities to honour the diamond anniversary of Pakistan’s Independence Day.

Progress made by Pakistan since Independence

Pakistan has made significant progress over the past 75 years, but her greatest asset continues to be her people. I implore my fellow Pakistanis to work diligently and devotedly to maintain the Pakistani flag flying.

Finally!! Dubai issues Decree No. 23 on commercial land. The decision is made to the regulate the use of commercial lands in the country. An agreement named ‘Musataha’ will allow the holder the right to deal in land for a span of thirty five years.

The decree has been issued by his Highness Sheikh Mohammed bin Rashid Al Maktoum, Prime Minister of the UAE and Vice President of the UAE. Also, the decree regulates the permit of ‘Musataha’ rights on the use of commercial lands in Dubai.

What is Decree no. 23?

Musataha will regulate the commercial land and this will ultimately help to develop the real estate projects. The efforts of the authorities to form new legislation forms for the emirate’s will strengthen Dubai’s status as a favourable worldwide real estate investment destination.

Dubai issues Decree No. 23 on commercial land. According to the Decree, the agreement of ‘Musataha’ creates the right to real property that allow its holder to invest in a building, construct a building, mortage, lease, purchase or sale a plot of land. However, that plot of land should belong to a third party for atleast a period of thirty five years.

Musataha can also be extended to maximum period of fifty years. Albite, the request for the renewal of the agreement should be submitted atleast two years prior to the expiry date of the agreement.

Dubai issues Decree No. 23 on commercial land: rules and regulations

The person who will be the holder of the agreement will have to follow a set of rules and regulations. The rules include to not change the commercial land’s use without the knowledge as well as permission of the owner. Moreover, the agreement’s holder must register ‘Musataha’ with the Dubai International Financial Centre registry (DIFC) or the Dubai Land Department registry.

The Dubai department of land is assigned to specify all the rules, regulations as well as responsibilties of the people involved in ‘Musataha’. Other functions of the Dubai Land Department is to identify the commercial land areas to be signed under Musataha along with the related government instituitions.
